The 5th Guangzhou International Smart Property Expo 2024 opened grandly on September 11.
The Guangzhou Property Expo is initiated by the Guangzhou Property Management Industry Association, under the strong support and guidance of the Guangdong Provincial Department of Housing and Urban-Rural Development and the Guangzhou Municipal Bureau of Housing and Urban-Rural Development. It is jointly hosted by the Guangdong Property Management Industry Association, Guangzhou Property Management Industry Association, and Guangzhou Xuyang International Exhibition Co., Ltd., with the assistance of more than 50 provincial and municipal property associations across the country. It is the only property industry exhibition in China that has been successfully held continuously.
Invited by the organizer, lawyer Gong Min, senior partner of our firm and director of the Property Management Legal Department, delivered a keynote speech on the theme of "Empowering and Enhancing the High-quality Development of the Property Industry with the Rule of Law Engine - Compliance of Preliminary Property Service Fees" at an important forum session on the morning of September 11 at the Property Expo.
Lawyer Gong Min first introduced the applicable situations of government-guided pricing for early-stage property service fees. Then, she explained the relevant regulations and reasons why fees exceeding government-guided prices should be approved by the price authority. Finally, she focused on explaining the remedial measures, existing disputes, and practical cases of exceeding government-guided prices without approval, guiding property enterprises to utilize legal systems and legal thinking to promote the high-quality development of the property industry.

He is a member of the Legal Policy Working Committee of the China Property Management Association, the deputy director of the Legal Policy Working Committee of the Guangdong Property Management Association, a member of the Guangzhou Property Management Expert Committee, the director of the Policy and Regulation Committee of the Guangzhou Property Management Industry Association, and a legal consultant and expert for the property management industry associations in Tianhe, Zengcheng, Baiyun, Huangpu, Nansha, Yuexiu, Liwan, and Huadu. He is also the deputy director of the Property Management Legal Professional Committee of the Guangdong Lawyers Association, a member of the Government Consultant Legal Professional Committee of the Guangzhou Lawyers Association, and a member of the Administrative Reconsideration Committee of the People's Government of Panyu District, Guangzhou.
