On the morning of May 16th, Liang Jialin, a partner at He Bang Law Firm and the supervising lawyer of the property management team, was invited by the Housing and Urban-Rural Development Bureau of Conghua District, Guangzhou City, to conduct a specialized legal training session on the topic of "How to Identify and Prevent Frequently Occurring Tort Liability in Property Management Work". Over 100 participants, all of whom were staff members from various property management companies in Conghua District, attended the training.
 
The training primarily centered on the relevant provisions of the "Tort Liability Chapter" of the Civil Code and the practical issues arising from it. It delved into how to identify and prevent common tort liabilities in property management work, aiming to reduce legal risks and enhance the quality of property management services. After the training, all participants expressed that it was informative and suggested that bureau leaders organize more such trainings.
 
On the morning of May 22nd, lawyer Liang Jialin was once again invited by the Housing and Urban-Rural Development Bureau of Conghua District, Guangzhou City, to conduct a special legal training session for nearly 80 property management personnel from various streets, towns, and neighborhood committees in Conghua District, with the theme of "Analysis of Town-level Administrative Type Property Management Practice".
 
Lawyer Liang provided a detailed explanation of the latest policies and regulations on property management, as well as the handling methods for common issues encountered in daily work, to grassroots staff from street towns and neighborhood committees. Participants expressed that this training had enhanced their awareness of knowing, abiding by, and applying the law as grassroots staff, and clarified the legal basis needed for comprehensive administrative law enforcement in property management.
 
On the afternoon of May 23rd, the Guangzhou Property Management Industry Association, in collaboration with the Guangzhou Federation of Property Management Industry Unions, jointly hosted the 2024 Guangzhou Property Management Industry Workers' Knowledge Contest on "Studying the Party's History, Cultivating Talents, Ensuring Safety, and Promoting Development". Through this contest, property management practitioners are encouraged to thoroughly study and implement the spirit of the 20th National Congress of the Communist Party of China and General Secretary Xi Jinping's important expositions on grassroots governance, achieving a coherent integration of learning, thinking, and application, as well as unity of knowledge, belief, and action, thereby promoting the high-quality development of the property management industry.
 
The Guangzhou Property Management Industry Association cordially invites lawyer Liang Jialin to serve as a competition judge, providing professional knowledge support for competition questions related to laws and regulations, and presenting awards to the winners.
 

On May 27th, lawyer Liang Jialin was invited by the Guangzhou Property Management Industry Association to conduct a high-quality legal training session themed "Property Contract Dispute Simulated Courtroom", bringing the simulated courtroom experience to frontline staff of property management companies.
 

Lawyer Liang provided the participants with a foundational grounding through content such as basic overview, legal provisions, practical analysis, and court proceedings. Finally, through a simulated courtroom, everyone was able to truly experience the entire process of hearing a property contract dispute. The participants actively engaged in empathy in the simulated courtroom, employing every trick in the book for courtroom debate, creating a lively classroom atmosphere.
 
The training has achieved good results, and it is expected that another high-quality legal training will be held in July this year.
 
On the afternoon of May 28th, lawyer Liang Jialin was invited by the Liwan District Property Management Industry Association in Guangzhou to conduct a specialized legal training session in Liwan District, with the theme of "Key Analysis of Maintenance Funds and Property Contract Issues".
 
The training content primarily revolved around the "Guangzhou Maintenance Fund Management Measures" and the relevant sections of the "Property Contracts" chapter in the "Civil Code". Dozens of participants attended this training. The response was positive, and after the training, everyone actively engaged in question-and-answer sessions with lawyer Liang and requested training materials.
